Which boiler type suits your home

Three boiler types cover almost every UK home. The right one depends on hot water demand, available space, and existing pipework.

Combi boiler

Hot water on demand, no separate cylinder, no loft tank. Compact and the cheapest to install. Best for 1-3 bedroom homes with one or two bathrooms. Limitation: water flow drops if two showers run simultaneously.

System boiler

Heats a separate hot water cylinder, no loft tank required. Best for 4+ bedroom homes or homes with multiple bathrooms — the cylinder provides high simultaneous flow. Common upgrade path for larger detached properties.

Conventional (regular / heat-only) boiler

Traditional setup with hot water cylinder and a cold water tank in the loft. Less common in modern installs but sometimes right for older properties where existing pipework, low water pressure or loft layout makes conversion expensive.

About 80% of UK boiler swaps are like-for-like combi-to-combi or system-to-system. Where we recommend a change of boiler type — typically combi-to-system for a growing family adding a second bathroom, or vice versa — we quote the additional pipework and cylinder cost in advance.

When a boiler is the right answer, and when it isn't

A boiler is right when:

  • • Your existing boiler is dead or dying and you need urgent replacement
  • • You're on the gas grid with working radiators
  • • You're selling within 3-4 years
  • • You're in a listed building where radiator upgrades aren't possible
  • • Budget constraint is the dominant factor

A heat pump is probably better when:
